Rental agents cannot collect or pass on rent and deposits; pay the landlord directly
Under China's rules, real-estate brokerage agencies cannot collect or remit housing rent and deposits. Pay the landlord directly. Passing money through an agent adds a risk that it disappears, leaving you out of pocket and facing a demand to leave. Match the payee to the title holder.
What it takes
Free. Check the recipient before paying; it takes minutes. Resist an agent's insistence that the money go through them.
What you may gain
The regulations list collecting or paying housing rent and deposits on behalf of others as a prohibited brokerage activity. Each intermediary holding the money creates another opportunity for misappropriation.
Context & considerations
Compare the recipient with the property certificate. If different, obtain an explanation and written authorization. The broker can charge its brokerage service fee, not hold the rent or deposit.
