For a managed rental apartment, check the supervised funds account and avoid paying a whole year for a small discount
A modest annual-prepayment discount can be outweighed by losing the deposit and many months of unused rent if the company fails. A rental loan is worse: the apartment operator may vanish while your monthly loan repayments continue. Check its published supervised account before signing.

China's regulations require housing-rental enterprises operating through subletting—leasing from owners and then renting to tenants—to establish and publish a supervised rental-funds account. A year's small discount may not justify exposure to losing the deposit and remaining prepaid rent. A linked rent-financing loan increases the risk.
Context & considerations
Check for a bundled loan. If an installment app pays the operator a year upfront while you repay monthly, the operator's disappearance does not end the loan. The author advises declining that arrangement.
